How Group Buying Works

A group of 10-20 people identifies a large tract of land, pools money to purchase at a bulk discount (20-40% less per plot than individual buying), subdivides into individual plots, and each member takes ownership.

Members collectively hire one contractor to build all homes simultaneously, achieving bulk pricing on materials, shared infrastructure costs, and better contractor rates. A house costing GHS 800,000 individually might cost GHS 600,000-650,000 in a group of 10.

The Susu Model for Property

Members contribute a fixed amount monthly — say GHS 2,000 each. Every month, the total pool (GHS 40,000 for a 20-person group) goes to one member for their purchase. Over 20 months, everyone receives their turn — no mortgage interest.

Legal Protections You Must Have

A registered cooperative with a constitution, individual title documents for each member’s plot, a clear written agreement, a dedicated bank account requiring multiple signatories, and regular financial reporting.
