The Question Every Buyer and Seller Asks — But Few Say Out Loud
Let us address the elephant in the room. Real estate agents in Ghana charge 2-5% commission. On a GHS 3,000,000 property, that is GHS 60,000-150,000. Many buyers question whether agents earn this fee — and honestly, the answer depends entirely on the agent.
What Bad Agents Do
Show you properties you could have found on your own. Pressure you to buy quickly to close their commission. Provide no due diligence on the property. Disappear after the sale when problems emerge. Add hidden markups to the seller’s price. These agents are not worth a single cedi, let alone 5% commission.
What Good Agents Do
Access off-market properties you would never find alone. Conduct preliminary due diligence before showing you a property. Negotiate prices down — often saving you more than their commission. Connect you with trusted lawyers, surveyors, and mortgage brokers. Guide you through the entire process from first viewing to key handover. Provide market knowledge that prevents you from overpaying. Handle the bureaucracy of title transfer and registration.
How to Tell the Difference
Good agents can provide references from past clients. They are transparent about their commission structure upfront. They never pressure you to make quick decisions. They invest time understanding your needs before showing properties. They have physical offices and professional credentials. They are willing to walk you away from a bad deal even though it costs them their commission.
Our Position
At Property Ghana, we believe every cedi of our commission should be earned through genuine value. We conduct property verification, provide market analysis, negotiate on your behalf, and support you through the entire transaction. If we cannot add value, we will tell you honestly.
