Kasoa

Central, Ghana

Kasoa is, without question, one of the most talked-about property markets in Ghana right now. Technically in the Central Region, but functionally part of the Greater Accra urban agglomeration, Kasoa has experienced explosive population and property growth over the past decade. Tens of thousands of households have settled here, attracted by land and property prices significantly lower than in the inner Accra suburbs, reasonable connectivity to the city via the N1 highway, and the general buzz of a rapidly developing satellite town. For investors, Kasoa is compelling: rental yields are strong, capital appreciation has been robust, and ongoing government investment in road and infrastructure projects suggests the growth story has further to run.

Living in Kasoa

Kasoa's lifestyle offer is that of a dynamic, fast-growing satellite town with a genuinely lively local economy. The Kasoa New Market and the old Kasoa Market are commercial hubs of enormous energy, selling everything from fresh produce and textiles to electronics and building materials. The growing restaurant scene along the main N1 corridor includes local chop bars, fast-food outlets, and increasingly polished casual dining. The town's youthful population creates a vibrant social atmosphere, with churches, community centres, and local events forming the backbone of social life.

Amenities

Kasoa has built up a substantial commercial amenity base. Multiple supermarkets, banks (GCB, Fidelity, Ecobank, and others), fuel stations, pharmacies, and a broad range of retail and service businesses operate throughout the town. The Kasoa Polyclinic provides public healthcare for routine needs, and several private clinics serve the professional community. For serious medical needs, Korle-Bu Teaching Hospital and various Accra private hospitals are 45-60 minutes away. The town's rapid growth has strained some infrastructure, particularly roads, but ongoing government investment is progressively addressing these challenges.

Schools

Kasoa has a well-developed public school system, and private school provision has grown significantly with the town's expansion. Several new private schools targeting professional families in gated estates have opened along the N1 corridor. For international schooling, families commute to the Accra metropolitan area, accessible within 30-60 minutes depending on traffic. The University of Cape Coast and the Ghana Communication Technology University are accessible from Kasoa via the western corridor.

Transport

Kasoa sits on the N1 coastal highway approximately 30 kilometres west of Accra's centre. Journey times to Accra CBD can range from 35 minutes in light traffic to 90 minutes during peak hours, as the Kasoa-Weija junction is one of Accra's most notorious bottlenecks. The ongoing expansion of the N1 motorway and road improvement projects are expected to significantly ease this congestion. Within Kasoa, trotros and shared taxis serve all areas, and Uber and Bolt are increasingly active.
