Most Ghana real estate goes wrong because nobody runs the process — it just kind of drifts. We design the opposite.

    Brief & shortlist

    Tell us what you're looking for — budget, location, must-haves. Within 72 hours we send a curated 3–5 property shortlist with detailed notes. No firehose, no listings we haven't physically seen.

  2. Step 2

    Coordinated viewings

    We cluster viewings into one efficient afternoon. Driver provided on request. For diaspora buyers, full live video walk-throughs with the field agent answering your questions in real time.

  3. Step 3

    Documentation review

    Title type, indenture, site plan, ownership chain. Lands Commission search where appropriate. We flag risks plainly and won't recommend payment until documents check out.

  4. Step 4

    Negotiation & offer

    We negotiate against real comparable-market data — not vibes. Counter-offer strategy, contingency clauses, holding-deposit terms. You see every step before money moves.

  5. Step 5

    Close & hand-over

    Solicitor-coordinated transfer, escrow or solicitor's client account for payments, stamping and registration. Full closing pack you can share with your own lawyer.

    Property review

    Walk-through, valuation against active comparables, photographs, floor plan if needed. We flag anything that could slow a sale (titles, snags, pricing) before listing.

  2. Step 2

    Listing polish

    Professional copy, alt-text, social-share assets and a clean public ID. Listing goes through admin review before publication so the first impression is right.

  3. Step 3

    Buyer pipeline

    Verified buyer pipeline including diaspora — every enquiry pre-qualified by our team or AI. You only meet buyers who match your asking price and timeline.

  4. Step 4

    Negotiation & close

    We negotiate on your behalf using market comparables, manage documentation milestones and coordinate with your lawyer. Commission is success-fee only — paid at close, fully disclosed.
